The dream of Rodenas and Villalobos

Where do land grabbing developers in Mexico get off with Photoshop versions of their resorts and promising they will be open in a few months. Saxaa A3 resorts has been doing it for four years while knowing full well there is a legal dispute over most of the property in Tenacacita. I've seen the Photoshopping on other developments in our area but this one is especially important due to Rodenas and Villalobos stealing the land, destroying businesses and very possibly the lives of the people of Rebalsito and Tenacatita. I hope this POS never happens

Idea for the adventurous or for some tour group. Hire a boat, camp over and bring whatever you need (including booze).

Slice of paradise becomes eviction nightmare for Canadian in Mexico

Surrey resident Siegfried Schiffmacher purchased land near the beach in Tenacatita, Mexico, for $30,000 in 2006, but is unable now to access the property because of a titling dispute. He thought the title was good because it was endorsed by the Mexican president's office.

LA MANZANILLA, Mexico — Siegfried Schiffmacher thought he had found an idyllic slice of paradise in 2006 when he purchased a large lot at Tenacatita, a spit of land in Mexico with spectacular oceans views to the front and a calm bay with clear water and a golden-sand beach to the back.

He thought he had found a sound investment, too: The 1,007-square-metre property — once part of a communal farm known as an "ejido" — came with a title validated by then-president Vicente Fox.

Those illusions were shattered Aug. 4, when more than 150 state police officers raided Tenacatita, acting on an eviction order won by a Guadalajara-area businessman, Andres Villalobos, who claimed title to 42 hectares of land — including Schiffmacher's lot — that he purchased in 1991 from the widow of a former Jalisco state governor.

"When you buy with a title signed by the president, it feels secure," said Schiffmacher, a retired telecom entrepreneur from Surrey, B.C., whose wife, Margarita, is a Mexican national. "We never thought this would happen."

Schiffmacher's plight highlights the perils of investing in paradise and, he estimates, affects at least 15 Canadians.

It also highlights the problem of purchasing in a country with lingering conflicts over land and titles — two key grievances that fuelled the Mexican Revolution, the centennial of which is being observed this year — and how these unresolved squabbles are affecting foreigners a century later as they move south in increasing numbers and unwittingly into areas with histories of property disputes.

HOTEL LAS VILLITAS - review on TripAdvisor

New Year (2008), New Update. Just back from Jalisco Coast with family. (Sons, 6 and 8). DO NOT STAY AT HOTEL LAS VILLITAS!!!! Property has gone to seed and is currently run by a chain smoking drunk who ripped us off for one nights lodging. Details below.

Other than that, Tenacatita was packed with Campers on Dec. 30th and 31st. Comments concerning strain on sewer facilities and general condition of the environment over holiday periods should be noted. Instead, we went to Playa Perula, about an hour to the north. What a difference a few kilometres makes. Beach was clean, patrolled,water was nicer,families all over the place, restuarants cleaner and nicer. No one was "camping" on the beach here.

Bad Lodging Experience Details:
Wanted to inform your readers that the descriptions of the above hotel are completely wrong. Something has happened to the ownership and the property is now administered by a chain smoking drunk who refused to return our payment for a 2nd night when we informed him that we were not going to stay. He also seemed to have no reservations about tossing his butts out wherever he pleased.

There is no restaurant, no tennis court, no pool, no hot water, no phone, no internet, no locking doors, and the screen and screen doors are ripped and falling off. After paying for the room and being assured that the non-locking door would be fixed (it never was), we took a swim in the ocean and returned to the room to rinse off. No hot water and the cold water dribbled out of the shower head. Once we sent some water down the drain, the smell of septic filled the bathroom. We went out to buy some groceries and discovered cockroaches in the bathtub and the bedding upon our return. Kitchen was barely usable with a rusted out fridge and some odd pots and pans. Shut all the doors and windows so that bugs would not get in, turned on overhead fans, and tried to get through the night. Power went out middle of the night and mosquitoes attacked. Put on repellent and attempted to check out the next morning.

Drunk clerk first claimed that we had not paid for a 2nd night (until we showed him the receipt). Then he said he had no money because he had paid bills. (Although he could not say what bills or how much.) Then he said that he had sent the money to the owner in Barra. (Although he could not tell us when he had done that.) When we asked if we could call the owner, it was not possible to make a call to the owner. We speak fluent Spanish and were resigned to the fact that we were not going to get our money back. The money part did not upset, rather, it was that the clerk was a lying scum who felt no remorse about ripping someone off. We had been traveling in Mexico for over 3 weeks and had nothing but kind, pleasant experiences with the Mexican people. Please do your readers a favor and alert them not patronize this establishment.

Tenacatita and 'trencitas'

Ron and Bill were down for two weeks and we had to go to Tenacatita. Sadly the ocean was too cold for snorkling but OK for a short swim. Still a beautiful place. Not as many RV's on Playa Mora as usual but still a good crowd. We noticed the Hotel Mision del Sol is just about ready to go in El Rebalsito, the large restaurant on the west end of the beach is forsale ... and we treated the girls to their first 'trencitas' hairdo. Just in time for their last day of school so they were pertty cool!!

Christmas at Tenacatita

Took some of the kids up to Tenacatita yesterday along with Ron and Dora who are here for a few weeks. These busy holidays are not really the time to relax on the beach. It was hard to find a few empty square feet of water to play in. We got there around noon and most of the restaurants were nearly full. Still had a great time and Playa Mora was as pretty as ever.

Chui - the Caretaker of Playa Mora

Chui is the guy that puts up signs warning people to not walk on the coral which is very tempting as is is often above water and close to the beach. He may even enlist the help of local campers to help patrol. While you are avoiding the reef - avoid the small sting rays in the sand. Shuffle your feet and watch where you are going.
